Question: I Spent $6500 On A Web Page – Now What Do I Do With It?

 

Dear Joe, I hope you can answer my question. Three months ago, I bought a web page from XXXX (I won’t say the company name here). It cost a little over $6500. I thought it would be a good investment, because if it brought me even one commission, it would pay for itself. It’s a beautiful web page and they did a great job setting it up. Here’s the problem. It’s been nice to be able to give it to clients to look at and they all tell me it looks very professional, but so far, it hasn’t brought me any business. I checked with the web guy and he told me that so far I’ve had 86 clicks. Why do you think it’s not working? What can I do to get it to generate some income?

Having a website is nice, but how is it really useful to you unless the people who go to your website take action once they’re there? I’m going to explain how to use websites to get leads to opt in to your list and you can follow up with them.

“Dear Joe, I hope you can answer my question. Three months ago, I bought a web page from…” (I won’t say the name here) “…It cost a little over $6,500. I thought it would be a good investment because if it brought me even one commission, it would pay for itself. It’s a beautiful web page and they did a great job setting it up. Here’s the problem. Joe: Well, Jennifer, I don’t think you understand how websites work. First of all, you have to drive traffic to them. This is a numbers game. So you need to be able to get people to your website, but once they get to your website, they have to be able to do something. I’ve seen websites like this before so I know the type that you’re talking about, and it’s mainly a website designed for branding. Your picture’s on there and it tells a little bit of what you do and how you do it, and that’s great because it gives you a little bit of credibility. It’s nice to have a company website, but you don’t have to spend this kind of money to create a company website with your picture on it.
 
Joe: What you need mainly is a website that is a direct sales website so that every lead that you send to it is sold a specific thing. So, if you have a campaign for for sale by owners and you’re driving for sale by owners to that website, you want that website to be specifically targeted to for sale by owners. If you have a website that’s designed for expired listings, and if you have leads coming in that are coming in for expired’s, then you want the website to be designed specifically for expired listings and you drive them to that site to get a specific response from them, mainly, ‘I want to work with you. I want to list my property with you,’ or, ‘I want to sell you my property as an investor.’
 
Joe: It’s the same thing with buyers. You want buyers to go to a site and you want them to opt in. You want them to become a part of your list, so that you can not only have them once but it automatically follows up with them using the autoresponder series (the sequential emailer software) every week or every day.
 
Joe: I’ve got it set up so that every two or three days, they actually get an email from us over a three or four year month period and then they stay in the database after that, so that that way, you can build a huge list. I have students that have lists of 1,000 to 5,000 people on it, and right now, I have more than 45,000 people on my list and most of those are investors because that’s what I target.
 
Joe: So, you need to have a website that does these things, and that’s what you want to focus on. Those are the things that I’ve created for my mentor students and for my mentor packages, but you can set up things like this for yourself so that when you target or market, an agent or a buyer or seller or investor is going to come to your website and they’re going to opt in an you’re going to capture that lead.
 
Joe: Your list is going to be worth more to you, ultimately, than just about anything else that you own in your business. I’m not talking just about past customers; I’m talking about potential customers. You can build that list pretty quickly if you’ll just follow some of the techniques that I’ll be teaching you through these videos. I hope that helps.
