One of the problems a new investor has is getting that first deal done. I set up a system with my Clone sites that I call the Datafeed System. It allows us, as investors, to share the houses we have for sale. These are only investors who have received their training and their system from me – these houses are not pulled from an outside source or listing site.
On day one – when you first get your property listing website, it will be empty of properties. If you send anyone to that site to show them you are an investor with houses to sell, it can be a bit embarrassing. You look like a complete newbie.

If you’re new at real estate investing or even if you’re a veteran investor with hundreds of properties, I’m going to show you our data feed system and how it can help build your credibility with sellers.
Joe: This is the Push Button Automarketer training series that shows you how all of the pieces of it work. The goal here is to help you understand how you can automate this using my system or you can use the same systems and do them manually or you can have a virtual assistant do this work for you.
Joe: There are a lot of pieces to this and I’m going through it in small, bite sized pieces to kind of give you an idea of how it all comes together and how you can use it for yourself.
Joe: I’m going to go into the data feed system. I showed you the listing site yesterday. The listing site has all of these properties on it and you can go in and you can look at each one of these and open it up and see multiple pictures of each one. I showed you this yesterday.
Joe: I also said yesterday that these listings are not mine – they belong to other investors who are in the group, but if you’ll notice, they all have my name on it, so if this was my first day on the job or my first day in the business and I didn’t have my first property for sale yet and all I had was a blank listing site with nothing in it, I’d look like an amateur and like I didn’t know what I was doing. So by having other investors that we work with share our listings amongst ourselves, we can build credibility for each other.
Joe: We can share these properties. Even if I’m in Michigan and the closest one I can find is in Indianapolis, that’s okay because at least I have a property up there. That way, if somebody asks me, ‘How long have you been in this business, Joe? You don’t sound like you know what you’re talking about.’ You can say, ‘Why don’t you go to my website? Take a look and it’ll show you some of the stuff that I’m doing’. Then, you send them to this website and it’ll have 5 to 500 listings on it, all of them with your name on it, which builds some credibility for you.
Joe: You have the right to sell those properties and partner with the other people that are selling those other properties and try to make some money that way.
Joe: That’s not the main focus of the data feed. The main focus of the data feed is to build your credibility. Let me show you how that works.
Joe: If you go into your master control panel in your clone sites, and then go to your listing site administrator, that opens up the system that allows you to get to your data feed, and you want to manage your incoming data feeds. You’ll see here there’s 587 data feeds. I’ve already gotten six approved, and the six that you saw on my site are the approved ones.
Joe: Let’s go into the manage data feeds. If I want to go into the ones that are approved, I can click on this approved box and it’ll show you the ones that are approved. If I want to remove those from my site, I can click on this remove button and then go back there and if I refresh this, they’ll all disappear. Now I have no listings on here.
Joe: Again, none of these were my listings to start with. Let’s say instead of being in Indiana, I wanted to be in California. In that case, I could pull up all of the properties in California. Let’s try it again: now you see that all of these are California properties that we can deal with, and if I want to approve all of them, I can click on approve all selected and it’s going to go through and do them all. Now, when I go back to my listing site and click refresh, you can see all of these properties along the lines.
Joe: You’ll be able to go through them. Some of these are sold. A lot of the investors leave their properties up there that are sold and you’ll see a lot of that happening from some of the same guys. These are probably from the same guy.
Joe: If I want to remove these or if I just wanted to remove a few of them, I can do that as well. One way to do it is to click on the selected and then I remove all selected and that’ll get rid of them again.
Joe: You also have the ability to approve one at a time. And, if you want to talk to the person who has this listing, you can click on contact and it’ll show you their email address and their contact information and it’ll take you to their information. Or if you want to view this listing, and see what it has, you can do that as well and it’ll take you right to the listing.
Joe: The data feed is one of the most powerful tools that we’ve ever created for this system. It made it possible for us to work together as a group of investors. Like I showed you earlier, there are almost 600 listings on this site, and many of them are not still available for sale, but many of them are. And if you put the ones on here that are close to where you’re at, it’ll build your credibility and make you look like you actually know what you’re doing, which is half the battle when you’re talking to sellers.
