What If I Can’t Do It
Joe: Hey, it’s Joe. One question I get a lot is, “What happens if I can’t do this? What if I can’t pull it off?” And I think it’s a legitimate concern. You know, your, there’s so many people out there, teachers, like me, that it’s hard to know who to listen to. And who’s legitimate and you know, sometimes you’ve got to use your gut and you’ve got to use your head and you’ve got to use your intuition to be able to decide you know, do I want to work with that person? Do they sound legitimate to me? Do they sound like a scam?
Joe: And then you decide for yourself. If you’re looking for a mentor to help you through the process, make sure that you talk to the mentor that’s going to be working with you. I’ve seen so many programs out there where you don’t get to talk to the guy who created the program. And that doesn’t make sense to me. That’s not a mentor in my mind. So make sure that you get somebody who you can actually talk to.
Joe: And if you don’t have good training, if you don’t have, and it doesn’t have to be a person that’s training, that makes it easier, but, you can also learn from training materials. If you don’t have the right method, if you’re not trying the right thing, it’s going to be a lot harder for you. So try to use something that’s not going to have much risk, not going to use your money, not going to use your credit, and the only thing you have on the line is your ego. You know, you get on the phone with somebody and somebody says no to you, that’s a blow to the ego. But it’s not a blow to your wallet. It’s not a blow to your credit. And it doesn’t knock you out forever.
Joe: Now, I tell all my mentor students before they start the program that it’s going to take three or four months before they can expect to make money in my program. I’ve got people that make money in a week or two, but they’re the exception not the rule. So make sure you give yourself time to succeed so you don’t give up before you learn how to do it. I’ve seen too many people they’ll work for a month and then they’ll give up and they’ll think, oh, this isn’t going to work, you know, I can’t do it. Or, the program doesn’t work. And they give up on it before they actually learn how to do it. And if they only would take the time to learn how to do it they would be able to accomplish it. And I believe it’s three or four months.
Joe:
Now, I also make them agree, my mentor students, I make them agree to putting in eight to ten hours a week devoted to talking to sellers. That’s a lot of time on the phone. It’s an hour-and-a-half a day, two hours a day, on the phone, talking to sellers, making offers. Making real offers. Making offers that, you know, you don’t get off the phone until they say no to you at least five times. And when they say yes to you, you don’t get off the phone until they say yes to you several times. You know, you can take no for an answer, but you don’t want to take yes for an answer, either, because sometimes people will tell you yes just to get you off the phone. So, you get, you learn how to talk to people and you learn how to do this and the first three months is going to be hard. It’s going to be grueling. And you’re going to want to give up. But once you get good at it, then it actually becomes fun to get on the phone. It actually is, it’s a pleasure to get on the phone and put a deal together and hang up and say, boy, I got another one. You know? And it doesn’t take much time.
Joe: It’s certainly not going to take you another three months. You know, your first deal may take you a hundred calls before you get that first deal. And that’s a hundred full blow calls, not a hundred dials. A hundred full blown calls and I would suggest that you use the Automarketer because it’s going to bring you leads that are already qualified because they’re going to be answering, you know, they’re going to be answering your query, you know, sends out a text, says would you be interested in doing a rent to buy? And they send back and email, and some of them will say no. About 80%, 90% of them will say no, and the other 10%, 20% will say yes, or maybe, or have a question about it.
Joe: Those are the people that you’re going to call back. Those are the people that are going to be most qualified. Those are the best leads. And it saves you from calling the 80% of the other leads that you don’t have to call. Just call the ones that make a difference. So you don’t have to beat your head against the wall, you know, making cold calls.
Joe: So, that’s another aspect of it. Do it in a way that actually makes sense. Do it in a way that there’s a plan for it, where there’s a step by step process for it. It’s easy to get discouraged and if you’ve got somebody who’s telling you that you’re an idiot for doing it, in your family or in your life or your spouse, or whatever, it makes it very difficult to succeed. I won’t lie to you. But if you can ignore that noise, because that’s all it is, it’s noise. It’s jealousy, it’s concern, it’s lack of faith in you. And you know, they’re going to look at you and say, hey, you know, I know that you haven’t succeeded so far. Why do you think you’re going to succeed now? And it’s going to be a challenge for you do it with that kind of negativity hanging over you.
Joe: So you’ve got to separate yourself from it one way or the other and start making those calls and do the work and just keep moving forward. If you have somebody who’s encouraging you through this process you’re job will be so much easier because you’re going to get down. You’re going to get discouraged. You’re going to want to give up. And if you give up, of course, you make no money. If you do the work, if you follow through, you make money.
Joe: In my mentor program I tell this to everybody before they get into it. Because I want them to set their expectations properly about what’s possible. I can tell you that 30% of the people that come through my mentor program will make money, on average. They tell me that 5% success rate is average for this kind of program. So I guess I’m 600% you know, better than average. But I can also tell you that 100% of the people who do the work the way I teach them, that follow through, that put in the time making the calls, come on my conference calls and ask me questions, and you know, let me help them when they get stuck or when they’re heading in the wrong direction, because that happens really frequently.
Joe: They’ll get in their head I can either do it this way or this way, or Joe said to do this, so I should be doing this. Or, they’ll say, I used to do it this way and that worked so I should try it this way plus the way Joe did it, and we’ll do it this way instead. You know, it’s inexplicable the way our minds work, but, you know, if you don’t have somebody who’s there saying, wait, you’re heading in the wrong direction. Move it back over to this direction and then go forward here. And then try this and say this. And do this instead. And that’s going to make a lot bigger difference to you and your success than if you were just trying to slog through it on your own.
Joe: Anyway. I guess, that’s a long answer to your question, “What if I can’t do it?” You can do it. It’s just a matter of moving forward, doing the work, and not giving up. If you do that I guarantee you’ll make money.
