Read Transcript for “The Secret “Sauce” For Massive Email Marketing”
Joe: I want to show on this video sort of the ‘secret sauce’ to this system and why it works and what we’ve had to struggle with over the last couple of years to get it up and running.
Joe: We were doing this manually – we were doing so much of this stuff manually before and one of the things that I wanted to teach you in these videos is how you can do it manually yourself to give you an idea of some of the things that we’re dealing with and you’ll have to deal with if you try to do these mailings manually.
Joe: It’s very difficult to send bulk mail and get it to be delivered, especially if you’re going to send it to Craigslist ads through Craigslist email addresses, because what they have – you don’t have the email address of the person who ran the ad; you have an anonymized email address with a Craigslist.org domain name on it. So what happens is that the email that we send out goes to Craigslist and Craigslist then forwards it on to the people who ran the ad.
Joe: Well, Craigslist has lots of filters and lots of ways to find people that are sending out a lot of emails to their ads, and if they feel like you’re sending out too many emails to them then they’ll block your email address that it’s coming from. So those are the problems that we’ve had. We’ve tried all sorts of things with rotating email addresses and using different public servers and things like that to try to get this stuff out, and it didn’t work.
Joe: So, we finally sat down and we devised a mailing system that would work on a regular basis. One, we have this things set up so that it doesn’t send out thousand or 5,000 emails a second, which our system can do that and we actually have the capability to do that. But we don’t do it that way because Craigslist, when they get these emails from us or any of the other sites that we’re going to be using (because we’re going to be adding sites because Craigslist and Backpage) but any of the sites that we send it to are going to have filters on there to see when somebody is blasting out a bunch of emails like that.
Joe: But, if you send one every five minutes or so (and it varies depending on how we do it) we send it that way, Craigslist won’t have as big of a problem with it because it won’t feel like spam.
Joe: By the way, this isn’t spam that we’re sending. These people are advertising their homes for sale, and we’re sending them an email wanting to buy that home. So, we’re sending them an email with exactly the same stuff that they ran the ad for, so this is not spam. Every once in a while, somebody that gets an email from us will accuse us of that and I suggest you either ignore them or you send them an apology saying, ‘I’m sorry. I didn’t mean to bother you.’ And then leave it at that. What we’re doing is legal. We’re following the Spam-Can rules. We’re doing everything the right way, so I think we can be comfortable with that.
Joe: The trick that you’re going to have if you’re not using a system like this is enabling yourself to get out and make it possible for you to get out these emails to as many people that we can send it to and do it in a way that’s fairly easy. You can hire a virtual assistant on Elance who will go into these ads and they’ll take your stuff and just copy and paste and email it to everybody on the list.
Joe: That works pretty well, actually, because its manual, but it does cost a lot more than using this system. When we did it like that, it was costing us $200-$300 a month to send out maybe half the amount of emails that this thing can send out. It works, but it’s more expensive and it’s a lot more time consuming, but like I said in some of my earlier videos, if you’ve got more time than money, sometimes doing it manually makes more sense than doing it the way we’re doing it.
Joe: Anyway, we’ve been working on this thing for several years. I do a lot of email marketing with my other businesses, and I know how to do it; that’s why we set it up this way. And I’m not the master of this coding. I’ve got people behind me that have written these codes and written these programs. I just told them what I wanted it to do and they were able to make it happen. I know a lot about how they set it up, but I couldn’t go in and change the code on this stuff; I’d still need their help to do it.
Joe: That’s not where I put my energy or my focus, and that’s not where you should put your focus, either. You should put it on the marketing itself, looking at the business and get it going.
Joe: The highest paid part of this whole business is when you’re talking to sellers. Sellers are the most important part of this process. Buyers are easy. If you’re selling rent to buy, finding buyers is easy as long as you’ve got it priced right and we’ve got a system that makes it easy to sell to these buyers and usually find them.
Joe: It takes longer sometimes than finding a seller because typically within 30 days, a property will sell – anywhere from a week to three or four weeks, a property will sell if it’s going to sell at the price that you priced it at. If it doesn’t sell in 30 days using the techniques that I show you on how to sell these properties, that means you’ve overpriced it, and not overpriced the price of the house but overpriced the monthly payment (because that’s where the buyers are most sensitive).
Joe: Anyway, hopefully that helps give you an idea of how this system is working and what we’re doing with it. It’s an exciting back end of the system that actually makes it function. Okay, thanks.
