Find Lease Option Buyer Leads For 6 Cents Each
Joe: Hey, it’s Joe Crump. Today I’m going to show you how to find buyer, lease option buyer leads for 6¢ apiece. Now, this is a great way to build a list that you can market to using broadcasts and sending out to them on a regular basis whenever you get a new property. Let’s show you how to do it on the Automarketer.
Joe: What I’m going to show you today is how to find lease option buyer leads using the Automarketer for 6¢ each. And these aren’t going to be specific leads for specific properties. These are going to be general lease option buyer leads. And the goal here is to try to start building your list. I find that when you have 500 to 1,000 buyers on your list, lease option buyers, on your list, that you’re going to sell between 10% and 20% of all the deals that come in to that list. Which, it sounds like a small number, but it’s really quite significant. You’re second best lead source is going to be the sign in the yard. That typically sells 20% of your properties as well. So, if it can do as well as the sign in the yard, that’s pretty amazing. And this is one way to get you started with what I call generic buyer leads.
Joe: It also allows you to tell your sellers I’ve got X number of buyers on my list who are interested in buying in this area on a lease option. And it gives you credibility right out of the gate because that’s what they’re looking for. They’re looking for buyers. If you’ve already got them on your list it’s going to make you much more credible, especially if you’re not very good on the phone yet. So, let me who you how this buyer campaign works.
Joe: And I’ve just been running this for a little bit of time. I ran it to inactive, but we sent it out to 53 different ads and we got 41 responses, 41 buyer responses. Now, not all of them are going to say yes, but actually a high percentage of buyer responses are pretty positive and say, “Yes, I’d be interested in seeing what you’ve got.” Some of them are just looking for apartments. But some of them aren’t. And, there’s a link in there to the buyers site that, I’m going to show you that in a second.
Joe: So let’s go in here and just look at the campaign. What we’re doing is looking, we’re scraping the category “Housing Wanted” in the area that we’re trying to sell properties. And we’re not putting any campaign filters on here. But the message that’s going out is, “I saw your ad on craigslist. Would you be interested in buying a rent to own property? If so, let me know.” And then we’ve got another one that goes out, you know, later, and they, you know, you can hit them, you can also, you can expand this if you want to do it multiple times on these people, but most of the time you don’t need too many different responses to them.
Joe: The one that goes out later is, has the URL in it. So, if I go to the site, it’s going to be your clone site for rent to own buyers. And you can change, your clone site will have your city on it obviously or any city you want, or you can remove that. We have an editor, a page editor in the system that allows you to change these things. But they’re already built for you so you don’t have to do much. And there’s an audio that explains how rent to buy works, or you can read about, this is the audio information that you can read about. And if they’re interested they can fill in their information, they can say how much they’ve got for a down payment, because we want to be clear with them that they need a down payment. And then how much they’ve got for the monthly payment and all that stuff.
Joe: So once they hit “Register” then they go into their lead management section under “Buyers” so you’ll be able to find them as a buyer in the lead management section. You’ll also be able to broadcast a message to these people as a group every time you get a new lease option memo, or another property that you want to sell under a lease option. So it makes it very easy to contact these people. I would suggest that you don’t call these people.
Joe: What happens also is, they get put into a buyer campaign, but they only get put into the buyer email campaign if they fill out the form. If they do that, then go into this, they get put into a follow up system. And this all happens automatically. Again, you don’t have to mess with any of this stuff. It all happens for you. It’s already set up for you. In the rent to own buyers campaign there’s messages and you can see this is “Events and Active Leads” in this campaign. So, in this particular campaign, there’s nineteen emails and there’s eleven people in this campaign. And I can view it, I can edit it, or I can clone it, or I can delete it. So if I want to view the details about this campaign, it’s going to show me the list of different messages that go out to these people. There’s different emails that go out to these people every few days.
Joe: Hope that helps.
Joe: And if I want to read it I can go in there and I can edit and I can see the campaign information. And it explains how rent to buy works and what they should do and it just gets them ready for your broadcasts when you’re ready to send it out. It also merges in your information about your website and other things like that.
Joe: So, that’s the buyer, Automarketer campaign. And as you can see, these leads were costing 6¢ apiece, you know, and even if only one in ten is good, that’s still only 60¢ apiece. It doesn’t take long to build a nice looking list, you know, within a few weeks you can have a list of several hundred people depending on the area that you’re working.
