How Difficult Is It to Start A Real Estate Investment Business?
Joe: Hey, it’s Joe Crump. How difficult is it to start a real estate investing business? It’s not difficult. If you have the skill and the knowledge it’s not difficult at all. You could start making money immediately. If I came to a point in my life where everything was taken from me, and I still had my brain, I still had my knowledge and my experience and I had a phone and I had an internet connection, as long as I had those things I’d be able to start making money again because I could start flipping properties.
Joe: I wouldn’t need credit, I wouldn’t need cash. I’d just need to know how to put a deal together and structure it in a way that’s going to make me money. I use, with beginners I suggest the For Rent Method. It’s something I’ve taught in a lot of my other videos, so go check the other videos out that talk about those because it’ll help you get started making cash flow immediately.
Joe: Then once that happens then you can start keeping the properties but I’d suggest maybe flipping the properties first just to get some cash flow, just enough money so you can survive, you know, pay your rent, pay your mortgage, all your living expenses and quit your job so that you can do this ultimately full time.
Joe: But the way that you do this, the way that you learn how to do this is through practice. First of all you need some knowledge which you can get by watching my YouTube videos or there’s a ton of other YouTube videos out there that have a lot of interesting ideas. Try to do the ones that don’t require any of your cash or any of your credit to do it. Don’t risk anything to learn this. Make it possible for you to make a lot of mistakes so you don’t get blown away because of mistakes you made because you were a beginner and didn’t know what you were doing.
Joe: So, do the systems that will protect you from that. The other thing you need to learn is how to talk on the phone. I talk about this in just about video it seems like. Learn how to speak on the phone so that you sound competent. You don’t have to be competent yet, that’s going to come as you do it more. But you have to sound confident and you have to sound competent for people to trust you. They won’t trust you otherwise. And the best way to do that is to learn the stuff.
Joe: One of the things I have my mentor students do is take the scripts and the details and the objection handling techniques and the seller option lists and all the different stuff that I give them and use their own voice and record it into their phone and then once they have that recorded into their phone, maybe it’s an hour long or two hours’ or three hours’ worth of stuff, you record all that stuff into the phone. First of all, just recording it helps you remember it better. But then you stick it in your ear and you listen to it. And everywhere you go, and when you go to bed at night put it in your ear and listen to it. Eventually just through osmosis that’s all going to sink into your brain and you’re going to understand and be able to speak it intelligently. And those things are going to come out of your mouth.
Joe: I did this back when I became an agent, a real estate agent, which I did successfully for several years. I had been a real estate investor. My business crashed. I didn’t have anything. I didn’t know what to do, so I became an agent. I got my license and I started working as an agent. And I needed to learn how to do a listing presentation. So I took a sort of a standard template listing presentation from some guru that I listed to somewhere. I took his document and it was two hours’ worth of objection handling and presentation and all that stuff. And the verbiage that he used to be able to do it. He had it written out.
Joe: And I just recorded it into my phone. No – I didn’t have a phone then. That was a long time ago. I recorded it into my cassette recorder and then I took that cassette recorded and I put it in my car and as I was driving around trying to be an agent and doing listing presentations and all that, I would just stick it in and I’d have it on all the time and eventually – it took me 2 or 3 months of listening to it like that – eventually I was really good at it.
Joe: And when I got into a room I could start speaking intelligently and being able to make that happen. So, it’s not really difficult but it does take some time and it does take practice. It doesn’t take any money. It doesn’t take credit and if people are trying to sell you that type of stuff, I would say don’t listen to them. That’s the biggest risk that you’re going to take by doing those things. You’ll lose any assets you might have, you’ll lose any good credit that you might have. And if you don’t have any assets and you don’t have any credit you don’t need to be stuck. You can do this without paying anybody anything.
Joe: I have a six month mentor program where I take people by the hand then I walk them through all this stuff. And it’s expensive. It’s like going to college for a semester. It costs about as much as going to college for a semester. And it lasts for six months. But by the time you’re done you know how to do all this stuff.
Joe: But if you can’t afford it, that doesn’t mean that you can’t still be successful as an investor. I’ve got so much free training just on YouTube here or on my blog if you go to JoeCrumpBlog.com you can get all, about 700 training videos for free that teach all kinds of different aspects of this business. So don’t despair of you don’t have any money, if you don’t have any credit, or if you just don’t want to spend any money. Then do it that way.
Joe: Sometimes people have more time than they have money. Some people have more money than they have time and they want to get a shortcut and they want to get there faster. And that’s what I can do if I help you personally.
Joe: The other thing is you can spend money on the automation and the marketing so that can make your business a lot easier and help you get through the process a lot faster as well.
Joe: All right. It’s not that difficult to build a real estate investing business. And it doesn’t take lots and lots of brains. It doesn’t take lots of money. It doesn’t take credit. All it takes is a willingness to do the work and a willingness to be able to speak with people or communicate with people and do it effectively. And that just takes practice.
