I believe the best way to learn the business of real estate investing is to hear how others have done it. When these interviews were recorded, I asked the interviewer to ask questions that would help the viewer see how these folks got started.
I wanted to hear the struggles, the successes and a clear path and explanation of what they had to do to make these deals happen. I did NOT want them to be a bunch of people telling you how wonderful Joe Crump was. I wanted content, examples and real life experiences.

I Made My 1st $3,000 In 10 Days
Jims: My name is Jims Thimogene, from Arlington, Texas. I initially learned about the program by literally just going through YouTube and just looking on how to do wholesale deals, or assignable contracts and I came across Joe and I mean, the videos were just, it was so simplified. And I just couldn’t stop. I wanted more. I wanted to learn more. He just made it so simple. Everybody else I’ve come across from the months I’ve been trying to do wholesaling, just, it didn’t come to me as simple as the way he was explaining it. And I wanted more. So, that was it.
Jims: My first deal was a wholesale deal. And the wholesale deal actually happened in December. It happened in ten days. This was my first deal and it went by so quickly. And I was amazed. So, this wasn’t your ordinary type of deal. I went to somebody’s house, estate sale, I dropped off a card, a business card, and they called me like, weeks later and said that, hey, the property was still up for sale, do I want to buy it? And, you know, I just kept going to like, Joe’s videos, what’s an assignable contract, just, understanding what the wholesale, you know, how does it work, and like, I found a buyer that was interested in the property at that price and I made $3,000 off of it, like Joe suggested. Just put it out there for $3,000, see how it goes. And it worked out. It was too simple, I couldn’t believe it.
Jims: Did the wholesale deal, and I did a for rent deal. So, the for rent deal that I just did in January, that – how did that go – I got that one off of craigslist. This is, I’m already in Joe’s program at this point. I’ve already gone through the process of, you know, signing up with him. And he taught me about the For Rent [Method] and I started doing my craigslist routine. I wasn’t doing the Automarketer by that point. I was just literally going on craigslist and you know, tapping on their link and doing it manually like that.
Jims: And came across an owner who had a property for Air B&B. The Air B&B in our city, in Dallas-Ft. Worth, they’re coming down on that so people aren’t able to do that anymore. And so she was just like, I’m going to sell my house. And I was just like, well, have you thought about doing a lease option? And she was just like, well, no, how does that work?
Jims: I mean, I went through the process of telling her how it works and you know, she was very open to it because she just wanted to get rid of the property. And her main thing was you know, she wants money. And I was just like, well, this is the best way to get the most amount of money, you know, for selling your home. And, you know, we closed on that. She was happy. You know, she got her money out of it, her rent, and then I got my pay out of it, and it’s been good. We’re still in contact, you know, so, hoping to do more deals with her because she’s still wanting to buy more homes in the future and I’m pretty sure, like, with us being back and forth talking, she’s talking to her friends about me, and I could say this: at first she was not up for it because her friends were involved. And she was just like, well, I don’t know how this works. My friends are saying don’t do it with you.
Jims: And again, I asked Joe for his advice, he told me, hey, tell her this, do this. And then I went, you know, I listened to Joe, everything he said, and she kind of came back on my side, like, you know what? Okay, I’ll give you a chance. I’ll work with you. And I could base, I can really think my success so far in the for rent, my first deal, to like, being patient and not taking no as an actually no. It was just like, people just need to time to decide. And you just need to give them the proper information so that they can, you know, think it over. And I did that and it worked out.
Jims: I have started automating my business. I do bad a signs. That’s, for me it’s helping me automate my business, I guess, in a way. But I know Ozum, I mean this is, I’d never met Ozum, but Joe has him on his videos online and Ozum, he just says he gets so many buyers, you know, from bandit signs. And he mentions some sellers as well. And so I was just like, you know what, like, let’s try them for both, let’s see how it works. So I just tested it out in my market to see how it works, and, like, bandit signs for me, I’m getting my most lease from bandit signs.
Jims: I’m working on a lease option deal right now and this person responded, so, like, a bandit sign that says, “I buy houses for cash,” and we’re about to, you know, pretty much go through with that process, once I get back to Texas. So, that’s pretty cool.
Jims: My personal goals moving forward in real estate, honestly, like, I would say that I want to become financially stable. Like, I just really just want to have income coming in. And not so much for me. I don’t need a lot of money to live a life that I want to live, but I have friends that I want to be able to give jobs to. I have family that, you know, they’re from out of the country, and you know, it’s not easy, you know, trying to just come from the country and you know, find a stable job. And I want to be able to provide those jobs to people that I care about and I just, I can’t watch the people I love you know, struggle.
Jims: I can struggle at school, you know, I’ve been struggling all my life and I always found a way. But some people, I just have a weak spot for my family and I just want to make sure that if I’m having a great life everybody else around me is having a great life as well. And that’s what I believe and that’s what makes my life come to a point where like, I can actually say I’m happy, when I know that everybody around me is happy as well. And until that moment comes, I mean, I’m going to be chasing to make sure that everybody’s, you know, financially stable, their kids are taken care of, their kids are going to school. And the only thing we have to worry about is how do we make more money, not how do we make a dollar, you know? So, that’s, for me, that’s what’s going to change everything for me. That’s what I’m working towards.
Jims: I am doing this full time. I am doing wholesaling, I am doing the For Rent Method full time. I mean, I wake up in the morning, I go to sleep and I can’t wait to wake up again and do it again, like, it’s full time for me. And I kind of like, schedule my hours a little bit differently now. But, it’s a full time thing. Full time. Nothing else comes to mind besides this.
Jims: What I’ve been doing now, just creating the system. I’m working with the Pushbutton Automarketer that Joe has for us. And just being consistent. I told myself, hey, make a decision to do this and you know, do it well. And literally that’s what I’ve been doing. I’ve made a decision to just start. I really love this. Like, I could actually say, like, this doesn’t tire me. This doesn’t bore me. This is something that comes so easily to me, like, it’s not – it’s one, two, three – you know? It’s really, like, one, two, three for me and like, I think consistency plays a big part, making a decision to do it and to actually do it. Like, that’s been the biggest difference for me. Just doing what I say I was going to do. So, and, it’s that simple. I think it could be that simple for everybody. Just do what you say you’re going to do and you’ll start to see results happen. But you have to continue on with the efforts every single day.
Jims: And if you’re not applying it, at least get some knowledge, you know? If you go on YouTube or something, get more knowledge about it. But, every day make something that’s related to what you want to do, which is right now, real estate. So, just do something every day that relates to real estate.
Jims: For me, right now, I mean, I haven’t been, I’m still new to it, right? But, for me it’s affected me because I mean, I talk to people, like, whenever I get a deal done or anything like, that, I mean, I run quick to my family, but I’m already teaching, like, my family how to do this type of stuff. And they’re like, so, like, pushed about it, you know, but, like, I’m teaching people how to do things, all right, my family, and like, I mean, it’s awesome, because I’m just, like, I’m teaching them something that’s, you know, legal, and like, they can make money off of it and they have kids and family to take care of, so, like, being able to learn this and then, like, share it with people that I love, I mean, to me that, it’s a great feeling. So, yeah, that’s where it’s at right now for me.
Jims: My biggest advice is the minute you learn it, apply it. The sooner you start applying it consistently, not just, you know, once a week, twice a week, or like, I mean, you’ve got to put some hours into this. And when you start doing that, I mean, your whole life is going to change. I mean, the results are going to come in faster. If you’re just working once or twice a week, I mean, the work – it can delay a lot of things. But if you’re putting a lot of hours into it, it can speed up the process dramatically. And so, put a lot of hours into things and make a decision every single day that you’re just going to do this and you’re not going to complain.
Jims: You’re just going to do it and get it done the way that, you know, Joe recommended to get it done. And whether it’s Zillow, craigslist for sale by owners, call these people. Pick up the phone. For me that’s been the best, I guess I would say the best way of contacting people. Just having them on the phone talking to you. Texting is okay, but talking to these people, I mean, it changes everything. People cry over the phone, people, I mean, they let you know everything. They just pour their heart out to you. And from there, you know, you just, you give them the solution and then from their at least now, you know, they know that they’re by themselves in this situation. Like, you’re listening to these people and listen, give them a solution, and be consistent. Just make a decision to just do what you’ve learned and that can change a lot for you.
Jims: I mean, the main thing I want people to get out of this whole, you know, interview is that just do it. Like, just, it took me a while to just, like, do things. But, like, when I met Joe I was already in a mentality of hey, whatever I pay for, whatever I’m involved in, I’m just going to do it well. I’m not going to have, you know, I don’t want to say the word, but, you know, I don’t want to half-way do it. I want to do it and do it well. If you’re going to do it, just do it well, like, put your heart into it. And you’ll get some results. I can assure you that you’ll get some results as long as your heart is in the right place and you’re applying everything you’re learning, you’ll get somewhere. I know that for sure, for sue. For sure.
