“Dear Joe, do you really give away houses to people when they join your mentor program, as in free and clear, I get a real house? Is it a junker? Or is that offer just hype?” – Dana Billis, Los Angeles, California

Joe: Well, Dana, I do give away a property, but not free and clear. What I’m doing is giving you a property out of my portfolio to sell and then we’re going to split the profits on that sale. So yes, I do give you a property, but I’m not giving you a free and clear property.

Joe: I’m in this business to make money as well and I feel that I can make more money by bringing on partners and bringing on people that I teach in this program, and that’s what I do through my mentor program – I teach them and then I partner with those people that I teach, and by giving them a property to get started on, they can make money a lot quicker that way. Now, I’ve got property in 7 or 8 states right now that we can work with, so it wouldn’t necessarily be in your area.

Joe: This is just part of the process. There’s so many other things that we do to get you started immediately. I want you to start making offers the very first day that you’re in the program. So you’re going to be doing this yourself and get this process rolling immediately. But I am willing to give you a property.

Joe: I also think it makes sense for you to work locally and to do some things locally as well, but I want you to learn how to do it remotely as well. So we’ve got to find out what your goals are, and I’ll talk with you and ask you some questions and try to figure out what you’re trying to accomplish, then give you your options, then you can decide if you want to take one of my properties or start in your area. The goal here is to get you to the money as quickly as possible.

Joe: People ask me, ‘How long should I expect it to take before I can make money?’ My answer to them is, ‘Give yourself three to four months before you can expect to start making any money at all.’ But, I’ve got people that make money in a week or less, but they’re the exception. So, give yourself the time.

Joe: I also see what I call ‘the five week burn.’ This is where people give up just before they’re ready to succeed. After four or five weeks, they’ll just stop doing the work. But I guarantee you that if you do the work and that if you follow through with the process, you’re going to succeed at this. And that’s one of the reasons that I give you a property, by the way – that I can give you that guarantee that it’s going to work. Because that’s actually part of the program – that guarantee – I’ll give you all of your money back for the program if you don’t do a deal as long as you follow through with the things that I teach, because I also guarantee that it won’t work and that you won’t make any money if you don’t follow through or if you don’t do anything.

Joe: This is not a get rich quick scheme. You have to follow through. You have to do the work, and you will make the money. It’s a phenomenal program. And the things that we’re doing actually does work, and you don’t have to do cash and you don’t have to have down payment to make these things work. That’s one of the reasons that I’m, again, giving people properties so that they can sell – so that I can make more money, so that they can make money quickly and so that we can get into that process a lot faster and get you going and growing a business that’ll serve you for the rest of your life.
